Pre-Construction Services

hybridBuild provides an opportunity to each client by assisting early on in the planning stages. In organizing the right team from the beginning creates an atmosphere which delivers the best final product to exceed client expectations. We will spearhead the coordination efforts with the design team and several different consultants including structural engineers, civil engineers, energy consultants, etc. We work with each client to set goals that correlate not only to the overall design but to meet the assumed estimated budget. During the preconstruction phase our team will prepare preliminary budgets based on schematic design. This gives the client an opportunity early on to explore value engineering and cost reduction strategies. ?

Project Management

hybridBuild prides itself in controlling budget and schedule. We will work with each client on developing a contract type which works for all parties. We typically perform work under a cost-plus contract to ensure transparency throughout the entire construction process. Once construction documents are finalized by the architect, our team manages the permit process in its entirety coordinating with all the given jurisdictions. We will develop the project schedule and outline project milestones. We will work to execute contracts with our pool of local subcontractors that we trust to meet hybridBuild’s expectations.

Design Build

hybridBuild also provides a design build option. We can work with our partner Farrell Faber and Associates (FFA).  This allows the owner to customize their home to meet their specific needs. During this process, hybridBuild will take the lead on working with Farrell Faber for constructability reviews which include efficiencies in layout, mechanical, electrical, plumbing design as well as offer strategies for cost savings. Sharing the same office space promotes a collaborative work environment. This process allows hybridBuild and Farrell Faber to circumvent field issues allowing schedule to stay on track and minimizing unexpected costs.
